30-year vs 15-year
At 6.5% for 30 years you pay $3,792 a month and $765,267 in interest over the life of the loan. A 15-year loan usually comes with a lower rate (about 5.9% here): the payment rises to $5,031, but total interest falls to $305,541, saving $459,726.
Your full monthly housing cost
Lenders look at the whole payment, not just the loan. Buying a $750,000 home with 20% down (a $600,000 loan), a 1% property tax and $1,800 a year of insurance adds about $775 a month, for a total of about $4,567. Property tax varies a lot by state:
| State | Property tax rate | Tax per month | Total monthly payment |
|---|---|---|---|
| Texas | 1.4% | $875 | $4,817 |
| California | 0.7% | $438 | $4,380 |
| Florida | 0.78% | $488 | $4,430 |
| New York | 1.3% | $813 | $4,755 |
| Illinois | 1.88% | $1,175 | $5,117 |
| New Jersey | 1.88% | $1,175 | $5,117 |
| Colorado | 0.5% | $313 | $4,255 |
| Arizona | 0.48% | $300 | $4,242 |
Income needed for a $600,000 mortgage
Under the common 28% rule, your total housing payment should be no more than 28% of gross monthly income. A payment of about $4,567 works out to an income of about $195,746 a year ($16,312 a month). Lenders also cap all debts, including car and student loans, at around 36–43% of income, so existing debt raises the income you need.
Down payment and home price
The same loan amount lets you buy a different home price depending on your down payment. Below 20% down, conventional loans add private mortgage insurance (PMI) until you reach 20% equity.
| Down payment | Home price | Down payment amount |
|---|---|---|
| 20% | $750,000 | $150,000 |
| 10% | $666,667 | $66,667 |
| 5% | $631,579 | $31,579 |
| 3.5% | $621,762 | $21,762 |
How the balance goes down
Early payments are mostly interest. In the first year you pay $38,803 in interest and only $6,706 off the balance. Paying an extra $100 a month would clear the loan 2 years and 2 months sooner and save $67,163 in interest.
| After | Remaining balance | Paid off |
|---|---|---|
| 1 year | $593,294 | 1% |
| 5 years | $561,666 | 6% |
| 10 years | $508,657 | 15% |
| 15 years | $435,355 | 27% |
| 20 years | $333,992 | 44% |
| 25 years | $193,825 | 68% |
